Lake Oswego Real Estate | 2011 Portland Metro Market Action Report

2011 was an interesting year for real estate in the Portland Metro area.  When comparing to 2010, closed sales rose 4%, pending sales rose 6% and new listings fell a HUGE 25%. Comparatively, however, the average sale price declined by 6.7% from 2010 to 2011.

So what could these numbers mean?

We’re seeing an incredible decline in new inventory coming on the market, which means there has been more competition amongst buyers. This competition does not, however, seem to be affecting sale price signifcantly. The undervalued distressed market also might be a factor in the decrease in new listings. Equity homeowners are realizing they will not sell their homes for the price they want when competing against undervalued distressed properties–so they postpone listing their home until it is essential.

While everyone is waiting for the economy to hit bottom before they buy, there are slight signs of hope on a month-to-month basis–which has everyone hopeful that 2012 could be the turning of the tides. The average sale price rose 0.5% from November 2011 to December 2011–an upward month-to-month trend that had been repeated several times in 2011.

With low interest rates and depleting inventories–now is one of the best times to search for your next home. Call me today to talk about your options.

Here are some helpful hints to get your home ready for Fall!

Fall is a great time to prepare your home for upcoming cold weather. With a few simple fixes, you can protect the value of your home and save money throughout the season!
Gutters
Removing debris from your gutters before winter can prevent standing water potential roof damage. The more frequently you clean, the less you will have to deal with decomposing leaves.
Yard
Surprisingly, Fall is a great time to both fertilize and re-seed your lawn. Use this time to prune shrubs and cute grass one more time to keep you yard looking neat and clean through the dormant season.
Trees
While the weather is still nice, trim and remove precarious limbs from trees and make sure branches are cut back from the house. Weighed-down limbs can break and potentially cause a lot of damage during the icy/snowy winter months.
Powerwashing
Now is a great time to brighten up driveways, sidewalks, decks and patios. If you haven’t already invest in a powerwasher and you’ll see how easy it is to make a huge impact on the outer beauty of your home.
Summer Storage
Clear a place in your garage or shed for any outdoor furniture that isn’t meant to be outside year-round. If you have items that are susceptible to pest damage (cushions, pillows), be sure to store them in a sealed bag.
Furnace
Inspect your furnaces and change the filters to boost efficiency and save money during winter
Windows
Inspect your windows for leaks….and repair, if necessary, to prevent heat from escaping when you need it most. Even a small leak can increase your monthly costs during winter.
Pipes
Check your pipes for insulation to prevent damage from freezing or bursting during icy weather. Turn off the outdoor water in areas you will not be using, such as your yard.

Many have been touched this week with stories from 9/11. One that I found special to my profession is a story of the REALTORS Relief Foundation–created September 12, 2001 to help victims of 9/11 stay in their homes. Since then, REALTORS have given $22M in financial relief to victims of disasters.

On an annual basis–July 2011 is showing signs of a turning market with an increase in both pending & closed sales. Inventory is also down to 7 months–followed by June 2011′s 6 month inventory–this could be the signal buyers are waiting for. The market is picking up. Sales price from June – July 2011 also rose 3%. These are promising signs that now is the time to buy with interest rates at record lows.
