This weekend, there will be a free Solar Home Tour on October 6th throughout Lake Oswego and West Linn. It is a great insight to a green aspect of Lake Oswego and West Linn real estate, and what the future will hold for earth-friendly new construction and remodeling.

August Residential Highlights
The real estate market in the Portland Metro area continues to improve. All
measures of real estate activity are positive when comparing August 2012 with
August 2011.
At 2,311, closed sales reached the highest level for a single month period in fi ve years, when August 2007 posted 2,554 sales. August 2012 sales were 28.0% higher than August 2011 sales of 1,805 and 17.1% over the 1,973 July total. Pending sales were also strong, boding well for continued strength in closings through the fall months. There were 2,387 accepted off ers in August, 9.1% more than the 2,187 reported in August 2011, and almost identical to the 2,372 pendings in July.
New listings rose 7.6% from 2,879 to 3,099 when comparing August 2011 to August
2012, but were down slightly (-2.0%) from the previous month. The unsold inventory retreated to its June low of 3.9 months.
Year-To-Date Trends
In the first eight months of 2012, there have been 3.7% fewer new listings, 16.8% more accepted off ers and 17.4% more closed sales than in the January through August period of 2011. Prices are stabilizing and showing improvement. The average sales price year-to-date of $271,100 is 2.7% higher than the average price in the same period last year, while the 2012 year-to-date median of $230,000 is 4.5% higher than the median last year. Total market time has dropped 20.3% from 146 days last year to 117 days through August of 2012.

Did you know that with every home built, it creates an average of 3 jobs per year? Or that it also generates about $90,000 in revenue? A recent report explains how new construction and a healing real estate market, is paving the way toward a brighter economy.
The 2012 housing market’s recovery, albeit a slow one, will add to economic growth for the first time in seven years. Builder confidence is also at its highest in the last five years as well.
With incredibly low prices, and even more unbelievably low interest rates–it has increased buyer confidence and is fueling our housing recovery. Almost all major metro areas have seen decreasing inventory and marginal increase in average sale price. Hinting that the dark days are hopefully behind us.

July Residential Highlights
All measures of real estate activity are positive when comparing July 2012 with July 2011. There were 2,372 accepted offers, 23% more than the 1,928 reported in July 2011 although down slightly (-2.6%) from last month.
The 1,973 closed sales represent a 15.4% increase over the same month
last year, when 1,709 were recorded. This represents the highest number of closed sales in the month of July since 2009. New listings rose 7.5% from 2,942 to 3,162 when comparing July 2011 to July 2012 but were down slightly (-1.4%) from the previous
month. Overall real estate activity is positive when comparing July 2012 to the same month last year but down slightly from the previous month. We’ve seen a similar pattern in prior years with activity dropping in July from June highs.
The unsold inventory in months ticked up slightly from 3.9 in June to 4.6 in July and is lower than any July since 2006. It would take only 4.6 months to sell the 9,041 active listings at the July rate of sales.
Home sale price measures were all positive in July. The median sales price rose 7.8% when comparing July 2012 with the same month in 2011 and 1.2% when comparing it to the previous month. When comparing the percent change of the last 12 months with the previous 12 months we see a 0.7% gain in the median price.
