Here’s some silver lining for the current real estate market–prices went up on a month-to-month basis! With increased buyers and continually decreasing inventories–the averageĀ prices nudged up from March 2011-April 2011 by 2.4%. Median sales price also went up 2.3%.

On the other hand, closed sales went down month-to-month as well as annually. Pending sales were also down from March 2011, and April 2010.

The most significant item to note is inventories are remaining low. When comparing inventories in months with 2009, 2010, and 2011–year-to-date 2011 has the lowest listing counts. This means while prices are still great, interest rates are still great–theĀ ”best” home may go very quickly with many people looking to find that perfect deal.

Lake Oswego Real Estate | Lake Oswego’s Farmers’ Market Opens This Weekend

Now until October 8th, the Lake Oswego Farmers Market will be held from 8:30am to 1:30pm every Saturday at Millennium Plaza Park. There will be an opening day celebration with musical entertainment from 10:30am to 12:30pm.

Also please join the Lake Oswego School District Foundation in celebrating their 25th anniversary of supporting local teachers and schools. Bring your LOSD t-shirts and gear to support the event! There will be interactive booths at the Farmers Market, in addition to President John Stirek’s commemoration at 10:45am.

There will be varity of fresh produce, flowers, meats, cheeses, and of course refreshment vendors. Get out in the good weather and take in the local scene!

Lake Oswego Real Estate | Existing Home Sales Rise

According to the NATIONAL ASSOCIATION OF REALTORS, existing home sales have risen in most states. 22 percent of major metropolitan areas saw price increases compared to the same period one year ago. There was a 8.3% rise in total existing home sales, with both single-family and condos, when comparing 1st quarter of 2011 to 4th quarter of 2010.

Prices are still a major factor as distressed properties affect major markets. Comparing the first quarter of 2011 to 2010, there has been a 4.6% decrease.

With interest rates still low (4.5% as of yesterday!) this is still an excellent time to buy. Lake Oswego real estate has never been more attractive with rates and prices at an incredible lows.
